The design vision for Stephanie Town Centre is to create a vibrant, transit supportive and mixed-use community combining retail, office, hospitality and residential uses which evoke a timeless quality of urban design and a richness in architecture. It will become the catalyst of the urbanization of this otherwise under-utilized area.

The proposed scheme evolves along a pedestrian promenade which forms the central spine of the new development. Stores and restaurants open onto wide landscaped sidewalks and a central core, overlooked by office and residential functions, emulating the ambience of an outdoor shopping street evolved over a period of 200 years. Connecting the proposed development along the east-west axis is a boulevard animated with both vehicular and pedestrian activities in an intimate scale.

Taller buildings will be set back from street edges with canopies and podiums maintaining an animated and comfortable street scale below. Towers will be sculpted into components of base, middle and shaft, punctuating the skyline from surrounding visual axis and become a new gateway to the City of Henderson.

The approach to sustainability and responsible stewardship of resources and energy will be fundamental guiding principles in the redevelopment of the site. The compact design and mix of uses will enable residents to walk to stores, transit, offices and nearby amenities, as in a self contained "urban node", reducing automobile use. In addition, the proximity to existing transit will further encourage the use of public transport, thereby reducing environmental impact.
