| The long, thin L-shaped site, with an existing eight-storey, 800-car parking garage, presented some difficult physical obstacles. The urban-guidelines affected the access routes to the parking garage, the street opposite the lakeshore and the potential towers. Additionally, the market was young, affluent and urban, a group unlikely to invest in units not facing the water. A base was created of street-front garden apartments and a retail arcade supporting a podium on which three towers were set back at two different angles. The result is more than 90 percent of the apartments are prime units with lakeviews. |
